THE ARCHITECTURAL PROCESS

The following is an overview of the various stages from initial briefing to a completed project.

As no projects are exactly alike these stages may be tailored to reflect the requirements of the specific program.

Briefing & Sketch Design
.obtain client brief and project budget
.assess site conditions and obtain Land survey as required
.measure up existing site and buildings (if required)
.establish council requirements and review documents including DCP & LEP
.prepare preliminary drawings to describe the design
At this stage general layout and volumes are designed and materials suggested.

Design Development
.develop the design in plan, section and elevation with materials shown.
.assist client with engagement of other consultants such as structural engineer
.co-ordinate preliminary Structural Engineering drawings
.co-ordinate Quantity Surveyor to obtain cost estimate as required
.discussions with Council and/or Building Surveyor to ensure design complies with building and statutory regulations
Layout, volume and openings are confirmed. External materials are selected. Drawings are submitted to council for approval (development application)

Documentation
.prepare drawings at an appropriate scale including
plans, elevations and sections, along with other details and schedules
.co-ordinate and integrate the work of consultants
.prepare a specification describing the quality of materials, finishes and workmanship
.selection of internal materials, finishes and fixtures
.assist client with tendering of project to builders.
At the end of this stage the drawings + specifications can be given to Council for building approval and to builders for pricing.

Construction
.prepare the contract documents for signing by both parties
.undertake periodic site inspections, check work in progress regarding design quality control, materials selections and performance
.provide supplementary details and information
.provide instructions to clarify the contract documents where required
